Below is important information - Tips from the HUD website - to forestall home foreclosure. If you follow rule #1 you will be on your way to proactively addressing the problem. Never ignore your home payment; seek assistance immediately...

 1. Don't ignore the problem.

The further behind you become, the harder it will be to reinstate your loan and the more likely that you will lose your house.

2. Contact your lender as soon as you realize that you have a problem.

Lenders do not want your house. They have options to help borrowers through difficult financial times.  

3. Open and respond to all mail from your lender.

The first notices you receive will offer good information about foreclosure prevention options that can help you weather financial problems.  Later mail may include important notice of pending legal action.  Your failure to open the mail will not be an excuse in foreclosure court.

4. Know your mortgage rights.

Find your loan documents and read them so you know what your lender may do if you can't make your payments.  Learn about the foreclosure laws and timeframes in your state (as every state is different) by contacting the State Government Housing Office.  

5. Understand foreclosure prevention options.

Valuable information about foreclosure prevention (also called loss mitigation) options can be found on the internet at
portal.hud.gov/portal/page?_pageid=33,717348&_dad=portal&_schema=PORTAL .

6. Contact a HUD-approved housing counselor.

The U.S. Department of Housing and Urban Development (HUD) funds free or very low cost housing counseling nationwide.  Housing counselors can help you understand the law and your options, organize your finances and represent you in negotiations with your lender if you need this assistance.

7. Prioritize your spending.

After healthcare, keeping your house should be your first priority.  Review your finances and see where you can cut spending in order to make your mortgage payment.  Look for optional expenses-cable TV, memberships, entertainment-that you can eliminate. Delay payments on credit cards and other "unsecured" debt until you have paid your mortgage.

8. Use your assets.  

Do you have assets-a second car, jewelry, a whole life insurance policy-that you can sell for cash to help reinstate your loan? Can anyone in your household get an extra job to bring in additional income?  Even if these efforts don't significantly increase your available cash or your income, they demonstrate to your lender that you are willing to make sacrifices to keep your home.  

9. Avoid foreclosure prevention companies.

You don't need to pay fees for foreclosure prevention help-use that money to pay the mortgage instead. Many for-profit companies will contact you promising to negotiate with your lender.  While these may be legitimate businesses, they will charge you a hefty fee (often two or three month's mortgage payment) for information and services your lender or a
HUD approved housing counselor will provide free if you contact them.

10. Don't lose your house to foreclosure recovery scams!

If any firm claims they can stop your foreclosure immediately if you sign a document appointing them to act on your behalf, you may well be signing over the title to your property and becoming a renter in your own home!  Never sign a legal document without reading and understanding all the terms and getting professional advice from an attorney, a trusted real estate professional, or a
HUD approved housing counselor.

Immigrants - Immigrants comprised 40% of new households from 2000 to 2005, and

 Immigrants allocate more income for housing, offering 39% on average to 28% for Americans.
 14% of recent buyers are immigrants.

Bozeman, Montana's "Bridger Ridge Run" takes place along a good portion of the distinctive and prominent scree-strewn ridge line of Bozeman's Bridger Mountain Range and is billed as possibly the most rugged, technical 20 mile trail race in existence.

For the hard-core trail runner or city marathoner-cum-weekend trail runner, "The Ridge," as locals call it, is a breath-takingly beautiful ankle-twisting, knee-wrenching challenging traverse across a mix of of limestone, sandstone, volcanics, shale, and conglomerates.

The brutal, almost 20 miles long (19.65 miles "direct way" or 20.55 miles “easy” way) race begun by Ed Anacker in 1985, offers 6800' of ascent and 9500' of descent, all the while forcing you to scramble over knife edge talus and shale, baby-headed sandstone boulders....

The views from the course, but don't take your eyes off the trail to look, are extraordinary....

Bozeman's Sweet Pea Festival of the Arts, August 7-9, 2009

Bozeman, Montana's Sweet Pea Festival - A Festival Of The Arts. The Festival was founded to celebrate the arts in Bozeman and the surrounding region. Sweet Pea continues because Bozeman desires to continue  celebrating the arts and the fact that art adds so much to the life of a community.

From The Sweet Pea website:

Founders. The Sweet Pea Festival had its humble beginnings in 1978. It was established to be a community event that celebrates, cultivates and promotes the arts in Bozeman". The founders of this event wrote on April 13, 1977; "a working committee took shape from an amorphous group of Bozemanites dedicating themselves to staging a three day "celebration of creativity" among the community ....".

Bozeman Montana Sweet Pea Festival ParadeVolunteer run. Sweet Pea has always been run and organized by volunteers. It has grown from a group of 17 organizers to 35 committees, 50 year-round Board members and up to 2,000 volunteers by the time all is accomplished for the current year.

Giving back to the community. Sweet Pea is the definition of community in its purest form. The original founders desired that the festival support and encourage cultural activities beyond the annual celebration.

To this end, the Sweet Pea Festival has a proud tradition of returning any funds gathered beyond expenses back to the Bozeman community.

Any profits realized above and beyond the year's expenses are given back to the community, each year, in the form of grants for arts, arts education and special projects, such as taking care of the beautiful park that hosts the Festival.

Funding. Sweet Pea is funded primarily by the sale of the admissions. The first organizers purchased two button making machines and five committee members created 1,000 buttons each. In 2004 over 19,000 buttons were sold.

You can volunteer. Sweet Pea has been an important part of the arts and the artistic and cultural life of Bozeman for nearly 30 years. It is the hope of all of the dedicated volunteers, past and present that Sweet Pea will continue on in the exciting and important tradition it has established and continue to remain the most cherished celebration that it is.

Yellowstone Club, Big Sky, Montana

In the contentious, months-long struggle for control of Big Sky, Montana's Yellowstone Club, Edra Blixseth appears to have secured control of the Club from her husband, Tim Blixseth. 

Edra Blixseth, who started the Mountain playground for the wealthy with her husband, Tim Blixseth, will receive Mr. Blixseth's 50% ownership interest and become Yellowstone's lone owner. The agreement is part of the Blixseths' divorce settlement, expected to be finalized in the coming weeks.

The arrangement may prove to be the denouement of the recent battle for the future of the Yellowstone Club.
