The Aging West...are retreating to Montana

According to the Center for the Rocky Mountain West, Baby Boomers shifting the traditional demographic pattern from that of retirement to warm climes to that of retirement to the cooler, mountainous regions of the Rockies, particularly Wyoming and Montana. This, in turn, is shifting the average age of the population of these states from a relatively younger to a significantly older average age. Baby Boomers are retreating north, buying homes and other types of real estate, and loving it!

How does an Impact Fee of $14,000 Sound to Build One House?

At the full rate the City of Belgrade, Montana could have charged to build a new home, called an Impact Fee, the monetary effect a new home would have on city infrastructure, a builder would have had to pay the City $14,000.

In April 2007, the City of Belgrade agreed to an assessment of 65 percent of the full rate--$9,172. Monday night the City lowered yet again the fee to 55 percent--$7,762. The City Council and the public will meet again on January 7, 2008 to continue the discussion.

Builders, Realtors, and others involved in development in Bozeman, Belgrade, and surrounding cities are concerned that high Impact Fees will put a damper on building because of the high costs to erect structures, and also stymie growth in and close to local cities, pushing it out into the greater Gallatin Valley, causing urban sprawl.

Bozeman Real Estate News-Impact Fees 

The Bozeman City Commission voted last night to raise road impact fees 60% of the amount the Commission can legally charge. Impact fees for a single family house will increase from $2,380 to $3,238. There is a list of the impact fees for other entities at the link below.

The impact fee schedule is based upon the formula (Demand x Cost) - Credit = Fee. According to Bozeman's TRANSPORTATION IMPACT FEE UPDATE STUDY, EXECUTIVE SUMMARY, "the net impact fee is calculated as the total capital cost of providing the necessary infrastructure, less any additional revenue generated by new development that also will be used to pay for the additional infrastructure necessitated by new growth."

Housing Prices rose 9.1% in Montana during the second quarter of 2007

Don't simply project the condition of the overall U.S. housing market on these western states. Housing Prices rose 9.1% in Montana during the second quarter of 2007, according to the Office of Federal Housing Enterprise Oversight. Other western states showing increases in homes prices included Utah-15.3%, Wyoming-12.8%, and Washington-9.1%. Buyers have begun lowering prices in hot spots like Bozeman, Montana, so the winter 0f 2008 may be an excellent time to make that Montana purchasee.
